McNab Developments has won approval for a higher density tower, Elements, in Surfers Paradise, lifting the apartment number from 50 to 70 on the corner block.
The 21-storey Cottee Parker-designed tower at 21 Oak Avenue has been scaled up from previous iterations to include 70 apartments, rather than 50 within the same building envelope.
The curved facade replaces the original BDA Architects-designed angular and sculptural form proposed for the site, and the building height is 5m taller at 75.6 metres.
The reconfigurated tower on the 1013sq m site will now accommodate 34 two-bedroom apartments, 34 three-bedroom apartments and two four-bedroom penthouses with private rooftop access.
Communal amenities have also been moved to the rooftop to enable the increase in apartments.
The amended plans also include four basement carpark levels, ground floor parking and partial podium level parking on Level 2 for a total of 133 car parking spaces.
Cottee Parker’s design report described Elements as a “one-of-a-kind development of 70 quality, livable luxury residences”.
“Paying homage to the sea and sky, the design for Elements Budds Beach responds to its unique midwater location with distinct simplicity and openness,” the report said.
“Expressed slab edges provide protection and shade from environmental elements referencing the vernacular of the marina while introducing a subtle sense of depth to the design.
“A soft and flowing façade composition comprised of a curved glazed tower form, accentuated by rhythmic white ribbons wrapping all sides, surmounted by a recessed rooftop recreation deck providing open space and interior amenity.”
The Oak Avenue site is in an evolving low to medium density area, and down the road from Gurner’s four-tower $1.7-billion La Pelago development, which will rise to 57 storeys at its highest point.
