Plans have been filed for a 16-storey hotel in Sydney’s CBD that would turn a developer into a hotel owner-operator.
Bronxx, led by Ciaran Goodman, has resubmitted plans to the City of Sydney for a 113-key hotel at 311-317 Sussex Street.
The developer went back to the drawing board after a Land and Environment Court hearing to take into account the court’s comments, removing previous residential components for the plans it originally filed in 2023.
The proposed hotel for the 536sq m site, currently home to warehouses, would have three basement levels, an “extensive” podium and on-structure landscaping.
The new plans remove a residential component.
“It’s one of the best locations in the city, it feels like it’s on the doorstep of everywhere in Sydney,” Goodman told The Urban Developer.
Designed by FJC Studio, the hotel would have a rooftop swimming pool, with outdoor terraces and pergolas, and four food and beverage offerings.
“Sydney has a lot of big-box hotels, of 300 or more rooms, but we’re only at 113 larger rooms, and at this level it’s really about lifestyle and creating that great customer experience,” Goodman said.
The developer said he intended to hold on to the hotel.
“This is a love project for me and I’m not trading out of this thing. I will maintain it as an asset.”
Goodman is investing in a new team to bring Bronxx’s asset operator vision to life but, in the meantime, is focusing on getting the project over the line, including the construction phase.
“Some people will disagree, but to get the right quality you have to build it yourself—there’s a care factor that money can’t buy and you can tell the difference between a contractor and builder-developer build,” Goodman said.
Bronxx also has a mixed-use development at Botany Bay, delivering 44 residential apartments for a site at 277 The Grand Parade in its pipeline.
