A stage one Development Application has been lodged by Maxida International Alexandria Property Pty Ltd for the area at 205-255 Euston Road Alexandria for a mixed use development including commercial, retail and residential uses.The estimated cost of the project is listed as $184,552,404.
Sydney Park is approximately 42 hectares in size, and is the largest area of parkland owned and managed by City of Sydney Council. The park is bounded by Sydney Road to the north, Campbell Road to the south, Barwon Park Road and King Street to the west and Euston Road to the East.

PTW Architects, GMU as Urban Designer and JBA as planners have worked together on this compelling project and have been joined by a larger team of consultants during the Stage 1 DA process. The site, currently rented by Fedex, a courier delivery services company, with an area of 21,046 sqm, is in close proximity to Sydney Park.
Sydney Park is a place, which not only is highly valued by the neighbouring community that enjoys its landscaped areas, but also has had an interesting history through time. The site is considered by some to be an “oasis” of the Inner West Suburbs.

The proposal lists the site area as mixed use with the development proposing a total of 400 units combined with 1,071 sqm of retail space.
The buildings need to have a well organised structure and grid configuration, such that it provides the flexibility to accommodate for all the different changes in units stacking vertically. Townhouses, Retail or Commercial household services are hosted on the Ground Floor and Mezzanine Levels, whilst conventional units with a varied mix is occupying second and third level, and penthouses duplex apartments being at the last 4th storey and its mezzanine. The last accessible floor is therefore the fourth storey, being the lift overruns and the plant rooms embedded within the maximum limit height of 18 m under the LEP.
Access to sunlight for habitable rooms and balconies for the adequate environmental performance within the units have been considered in the disposition of the buildings.
Public art strategy
A range of art opportunities have been considered to be implemented along the publicly accessible routes as well as the communal plaza with retail and commercial edges. The relevance of the art work within its context as well as the integrity of the work is fundamental to create well compelled pieces of art.
