Development heavyweight Thirdi has signed on a partner for its approved seniors living project at Newcastle.
The developer has revealed the deal with Dexus Real Estate Partnership for its $300-million Merewether Residences over-55s living project.
Under the joint venture, Thirdi will deliver a 178-unit resort-style retirement village on a 1ha site at the Merewether Golf Club.
The luxury retirement community will comprise one, two and three-bedroom apartments, including 16 penthouses, across four six-storey buildings.
The project has this year received Section 4.55 approval for an additional level while remaining within originally approved height limits.
The development will also include a health and wellness space, lap pool, cinema and a new clubhouse for residents and golf club members.
The design was initially created by Marchese Partners and is now being overseen by EJE Architecture.
Decode Group was appointed to build The Merewether Residences in late 2024, and early site works are under way.
Work on the development is expected to begin this year and the new clubhouse is slated to open in late 2026, followed by the residential component in late 2027.
Thirdi has a solid portfolio of residential projects in Sydney and Newcastle, including WEST Apartments, Eaton on Union and Stella on Hannell at Newcastle.
Thirdi late last year was greenlit for its Hume Place over-station development at Crows Nest, designed by Woods Bagot, comprising 130 apartments planned as part of Stage 1, which will be part of a larger development already launched as Elevate.
Its Newcastle West project, Dairy Farmers Towers, is under construction.
The developer holds a pipeline of more than $4 billion.
