Protracted plans to build two apartment blocks opposite Westfield Mount Druitt are once again moving to the next stage of the application process.
The six-storey buildings with 58 apartments over one level of basement parking have been in the works since 2016.
The application by Alex Volfneuk for 52 Luxford Road, Mount Druitt, which had experienced “lengthy delays”, is on exhibition again with Blacktown City Council.
In the time since the first application, the original architect died, the plans were in 2019 resubmitted and a flood report was requested a year later.
The application was “reluctantly” refused by the Burwood Local Planning Panel due to flooding issues in 2021 and went to the NSW Land and Environment Court with refined designs to address these issues in 2022.
“This new development application is a further evolution of the project and a fresh set of documents has been prepared based upon the historical events of the above,” the application said.
The latest plans for the corner site across 2868sq m were designed by Technik Haus and have a capital investment value of $17.5 million.
Canstar identified Mount Druitt as one of the top 10 NSW best affordable suburbs with a typical house costing $915,000 after a 14 per cent annual growth and units at $425,000.
Meanwhile, rents in the region had increased 12 per cent annually with a vacancy rate of a mere 0.8 per cent.
Scentre Group completed a $55-million entertaining precinct development at Westfield Mount Druitt in 2022.
