Adelaide-based developer Thirteen Commercial has put forward plans for a 10-storey hotel as it plans the adaptive reuse of terraces from the late 1800s as the Adelaide hotel market heats up.
The bayside hotel plans, 11km from the CBD, would add a tower of 90 rooms, bar, ground level retail and a recreation facility to the site at Glenelg.
It is home to Alexandra Terraces, which was completed in 1878, near Glenelg Jetty.
The hotel development would be the first of its kind for the company. Led by Anthony Lenzi, it has previously completed retail, childcare, bulky goods and industrial projects across the SA capital.
Records show the 895sq m site at 1-3 and 5-7 Moseley Street, Glenelg, was sold for a total of $5.5 million in 2022.
The two-storey Victorian-era building was converted into four terraces and is used for short-term accommodation.
The last building from the period left on the street, it was originally owned by merchant and property investor Alexander Cunningham.
The Pact architects-designed scheme for the new proposal shows Alexandra Terraces would be converted into a restaurant and bar with premium terrace suites above.
A new building would be built in the carpark area behind the terraces. Its entrance would be on Elizabeth Street.
Thirteen Commercial’s plans are on exhibition with Plan SA until April 9.
Nearby, the City of Holdfast Bay is planning to upgrade Jetty Road, the main street through Glenelg, which includes a transformation of Moseley Square near the beach.
This would replace the “concrete wall and pedestrian maze” on the southern side of the area, improve outdoor dining and integrate the tram line better.
And in the city, Hilton Adelaide has sold to Thai group Amora Hotels & Resorts, which intends to rebrand the 377-room property.
Farther afield the IHG Hotels & Resorts and Strategic Alliance is planning a 150-room resort in the Barossa wine region, which is expected to open in 2028.
