Toohey Miller is planning a five-storey residential development in the sought-after heritage area of Elizabeth Bay.
The inner Sydney harbourside suburb development at 4 Barncleuth Square will consist of one two bedroom apartment, seven three-bedroom apartments and one four-bedroom apartment.
The 485.4sq m site is about 1.5km east of the Sydney CBD and just 200m from the Kings Cross precinct.
Toohey Miller founder Nick Couloumbis told The Urban Developer there was pent-up demand in the sought-after suburb.
“The project is going to target the downsizer. There’s a real undersupply of brand three-bed units in that area,” Couloumbis said.
“And there's incredibly high demand and we think the product is going to suit that demand.
“But at the same time it’s a heritage conservation zone so we have to design something sympathetic to that, and we hope the city thinks we’ve managed that.”
The proposed development, designed by SJB Architects, will necessitate the demolition of the existing residential building, an ageing multi-storey residential flat building built in the 1960s.
The subject property, east of Darlinghurst Road, is not listed as an item of heritage significance.
However, it is located in the Elizabeth and Rushcutters Bays Conservation Area, and adjoins a medium density residential flat building, as well as a local heritage item at the Southern boundary.
Toohey Miller is no stranger to Elizabeth Bay, having filed plans with the City of Sydney last year for an eight-storey residential building at Onslow Place, and a modern take on art deco in another project at Darlinghurst.
