TUD Awards Winner: Development of the Year - Urban Regeneration

The fourth annual The Urban Developer Awards, in association with Trilogy Funds, recognises standout property industry performers from across Australasia.

The awards program is delivered digitally, replacing the previously held black-tie gala dinner with our virtual celebration of content.

Today, we celebrate Development of the Year - Urban Regeneration, proudly presented by Dealt.

This award recognises excellence in the restoration or adaptive re-use of existing heritage buildings and precincts.

About this project

The A-grade, 7,867sq m office tower pushes the boundaries of adaptive reuse to create an iconic new silhouette on Sydney’s skyline.

It includes the restoration and refurbishment of seven heritage floors in the existing 100-plus year old Shelley warehouse and adjoining former electrical substation, with a new seven-level sculptural glass cantilevered extension designed by fjmt.

Restoring and giving these buildings new life has also given this history back to the community and set a strong example that challenges the industry on how to approach heritage adaptive reuse in the future.

Project details

  • Substation no.164 is a 7,650sqm A-Grade commercial space including seven levels of refurbished heritage space and seven levels of new high-rise contemporary office offering a new type of office space.

  • The finished building provides a total NLA of 7800sq m, with typical extension levels of 690sq m NLA and 800sq m NLA to heritage levels.

  • The building is a 5 Star Green Star Design Rating with an expected uplift to 6 Star Green Star As-Built Rating as well as a targeted WELL Platinum rating for built fitout.
