BlueCare Sunrise Beach will capitalise on retirees moving to the sunshine state by developing a prime 5.5ha site in Noosa.
UnitingCare Queensland and developer Keyton teamed up to deliver the $150-million project creating a 122-home village and a 102 bed, small-household model, aged-care facility.
In the small-household model of care, up to nine people would live in a home with multiple rooms and shared living, dining and kitchen areas.
The aged-care plans also included a hair salon, barbecue area, multi-activity room, reflection room and activities space on the site at 4 Grasstree Court, Sunrise Beach.
The village featured a mix of two and three-bedroom apartments and villas, a pool, gym, theatre, lounge, multipurpose function space and meeting rooms.
According to Noosa Council’s 2023 annual report, the median age of residents in the area was 50.5 years, much higher than the state average of 38.4 years.
After more than a decade owning the property the changing demographics spurred UnitingCare to develop the site and create the partnership with Keyton in mid-2019.
Civil works have started on the precinct close to Noosa Junction shopping precinct and next to Sunrise shops and medical centre.
UnitingCare group general manager Lavinia Dack said a market-engagement process identified a key partner for the site.
“We’re bringing together the best of not-for-profit and private-sector operations with this innovative partnership between BlueCare and Keyton,” Dack said.
“To provide a much-needed integrated retirement-living and care precinct that offers unique benefits to the region.
“We recognised the growing need for seniors accommodation in the Noosa area, while we had a site ideally suited for co-located retirement living and aged care.”
Keyton chief executive Nathan Cockerill said it was an exciting project to develop this precinct near Noosa.
“Continuum of care from independent living to aged care within the same location is much sought after by those considering moving into a retirement village,” Cockerill said.
“When complete, Sunrise Beach Village will not only offer its residents a high quality, socially connected lifestyle with superb programs and facilities but also the convenience of BlueCare’s expert aged-care support just across the road if their needs change.”
Cost options at the facility included a fully lump sum refundable accommodation deposit, a daily accommodation payment or a combination of lump sum and daily payment.
Prices ranged from $700,000 to $1.1 million lump sum or $151.51 to $238.08 daily payment.
The delivery of the project also included a $2-million investment in rehabilitating a 3ha site owned by Noosa Shire Council in Girraween Nature Refuge and providing 7500 native plants to the community.
