Urban Property Group has filed plans for a 178-townhouse development in the south-west Sydney suburb of Edmondson Park.
The precinct masterplan, Parkland Precinct, consists of five lots, with three lots covering 3.9ha the subject of the current planning proposal.
The five lots, bounded by Buchan Avenue, Lacy Road and McFarlane Road, were acquired by Urban Property Group from Landcom in 2021 as developers look to the outer Sydney suburbs for residential growth.
UPG’s plans were submitted to Liverpool City Council, who referred it to the Sydney Western City Planning Panel due to its $100-million capital investment value.
Lot one will consist of 43 homes with another 63 at lot two and 72 at lot three. The overarching masterplan allows for a total of 605 homes.
The proposed homes range from three to four bedrooms—typically a secondary bedroom with bathroom is on the ground level.
Terraced houses of between two and three storeys have been grouped into neighbourhoods, each of a different architectural style and with different facade combinations, according to Cox Architecture, who created the design.
“This direction has been taken to provide for intuitive wayfinding and a [semblance] of individuality for future occupants,” Cox Architects said.
Rooftop terraces have also been included in the Buchan Avenue houses to “maximise solar exposure and to take advantage of distinct views”.
The site is 35km from the Sydney CBD, 800m from the train station and is bounded by Clermont Park and St Francis College.
Surrounding sites to the south-east will be a mixture of apartment and medium-density housing.
There has been extensive development at Edmondson Park in recent years—Sydney developer Bathla Group proposing a $215-million masterplanned development in the area last year.
Urban Property Group has been behind a number of high-profile projects in Sydney in the past year, including a 393-apartment, two-tower build-to-rent development in Parramatta.
It also has plans in the works for a four-building, eight-storey residential project in Edmondson park, plans for which were submitted in July 2022.
