Urban Property Group has got the go-ahead for its build-to-rent residential and mixed-use project in Parramatta.
It will be Urban’s first build-to-rent project in the city.
The developer submitted the concept development application in mid-2023, with concept proposals filed in late 2022 as Parramatta emerged as a build-to-rent hotbed.
The developer can now move ahead with its double-tower project after the NSW Department of Planning, Housing and Infrastructure approved the plans.
To rise on a 2812sq m site at 2014-205 Fitzwilliam Street, next to Parramatta Station, the development will comprise a western residential tower of 350 units across 48 storeys and an eastern commercial office tower of 35 stories.
Urban will now be undertake a design competition, after which a detailed design of the project will be included in a further State Significant Development Application by late 2024.
The residential tower will include a roof deck and pool, gym facilities, children’s play areas, games and music rooms, a cinema and coworking space.
The eastern office tower will have ground floor retail “to complement the neighbouring Westfield Shopping Centre”.
“This site, lying dormant for over two decades, is ripe for transformation,” Urban Property Group chief executive officer of Patrick Elias said.
Other major projects in Parramatta include a $200-million, 34-storey mixed-use tower by Novus, while Roxy Pacific is planning a 62-storey tower with a build-to-rent component.
