Plans Lodged for Final Piece of Church’s Masterplanned Estate

Sydney-based developer Capital Corporation has been enlisted by the Wahroonga Seventh-day Adventist Church to build a 180-apartment masterplanned estate on a vacant site in the city’s north-west.

Plans for the apartment project have been lodged with the Ku-ring-gai Council. It is planned for a 1.85ha site at 161-163 and 167-169 Fox Valley Road.

The site neighbours the Sydney Adventist Hospital, Wahroonga Seventh-day Adventist Church, the San Clinic, Wahroonga Adventist School and Fox Valley Community Centre.

The site is part of the Wahroonga Estate, an area of land acquired by the Seventh-day Adventist Church in 1898.

The development, to be built next to Coups Creek and abutting the Wahroonga Adventist School, splits the residential mass into four buildings.

The first building, spanning 4000sq m, will comprise 41 apartments ranging from one to three-bedrooms across its six storeys.

It will sit closest to the Sydney Adventist Hospital, with its southern side will face the rear of the Wahroonga Adventist School.

A similarly scaled second apartment building will also offer 41 apartments across six storeys while a third, larger, 6600sq m building will comprise 61 apartments.

A smaller fourth building of 4-storeys and offering 35 apartments will be built on a neighbouring site fronting Fox Valley Road.

The church has also enlisted management and delivery service company Johnstaff to oversee project management, cost management and construction services on the project.

The residential development forms the last piece of the Wahroonga Estate redevelopment concept masterplan which the church has developed over a number of years.

The masterplan was identified by the NSW government as a state significant development in 2009.

Since its approval, a number of key elements have been delivered including the expansion of the San and a new hospital entry intersection, relocation and expansion of the Wahroonga Adventist School and construction of the new Parkway San Clinic.

Under the masterplan, 31ha of bushland—50 per cent of the site—will be protected along Coups Creek.

Pending approvals, Capital Corporation has earmarked commencement of the residential estate for mid-2022.

The developer is also well advanced on a project it is undertaking under a joint venture partnership in Bondi.

Capital Corporation has been enlisted by Bondi Junction RSL to deliver 80 apartments and a 2000sq m club on Ebley Street.

In Woolooware, the developer has partnered with investment group Aoyuan International to build 255 apartments and an 18,000sq m retail centre.

The mixed-use development comprises a 71-room hotel and a new 3500sq m RSL club.
