Western Sydney $139m ‘Agribusiness’ Estate Greenlit

Barings Luddenham Industrial Estate EDM

A warehouse estate in the “booming” Aerotropolis precinct has been approved as employment-focused development in Western Sydney gathers pace.

Owned by Aware Real Estate and developed in partnership with Barings, the 19.4ha estate, which will deliver 63,537sq m of gross floor area. 

The seven buildings of the Luddenham Industrial Estate will have warehousing configurations of 1000sq m to 30,000 square metres. 

The development, close to the new Western Sydney International Airport that is due to open in 2026, consists of a cafe and ancillary offices as well as a new road network, carparking and heavy vehicle hardstand areas.

The Luddenham Industrial Park will create 250 ongoing roles and 390 construction jobs, according to the NSW Government.

The State Significant Development at 2289-2309, 2311 Elizabeth Drive, will “provide space for key industries to support the growth of the Agribusiness Precinct”, according to the SSD application.

The Agribusiness Precinct is intended to attract integrated logistics, food innovation and intensive production, drawing on the agricultural history of the area, according to the original Aerotropolis precinct plans.

The state said the Luddenham Industrial Estate was one of the first to be approved in the Aerotropolis and would “support its growth by providing crucial logistics and warehousing space”.

Construction of the industrial estate is due to begin mid-2025, and the first warehouse is expected to open in December of 2026. 

The Barings and Aware Real Estate project was the latest approved in the $14-billion pipeline of private development applications for the Aerotropolis that would eventually create 120,000 jobs, the State Government said.

While film studios are being planned for Oran Park, the NSW Government has also invested more than $1 billion into Bradfield City Centre, the masterplan for which was approved late last year. 

It was developing early commercial buildings, infrastructure, and services which it said made way for 10,000 new homes and 20,000 new jobs.
