Winim Developments’ Northbridge apartment and townhouse project has won approval after an appeal in the NSW Land and Environment Court this month.
The six-apartment and seven-townhouse project slated for 46-48 Eastern Valley Way on Sydney’s lower north shore was rejected by the Willoughby Council last year on the grounds that it was inappropriate and too intensive for the site.
The RotheLowman-designed project comprises a four-storey six-apartment building and three-storey seven-townhome building on an L-shaped 2052sq m site.
The project will feature a mix of typologies, according to Winim development manager Kip Laverack, in a mix of two and three-bedroom apartments, three and four-bedroom townhouses, and a four-bedroom penthouse.
RotheLowman principal architect Ben Pomroy said the project was designed to capitalise on the leafy outlook over the suburb.
“Our solution was a design that has two distinct parts: the rear townhouses and the apartments at the front,” Pomroy said.
“With the townhouses, we emulated the classic outline of a house with a clear pitched roof and a private laneway that connects the homes.”
The apartments each feature an oversized balcony.
Laverack said construction was slated for the third quarter of 2023 with a launch to market planned for the next three to four months.
The developer is focused on the lower north shore area,and has teamed with RotheLowman on multiple projects across the region, including the adaptive reuse of a 1905 Neutral Bay convalescence home.
Winim’s plans for the site include nine luxury apartments and two basement levels for carparking.
