Melbourne’s Western region’s 7,000-lot master-planned community, Woodlea, has this week been announced as Australia’s fastest selling land estate nation-wide for the December 2015 quarter, according to the latest research from the National Land Survey Program (NLSP).
Averaging 81 sales per month in the December quarter, Woodlea outperformed its nearest western Melbourne competitor in average monthly sales by over 50 percent.
This comes just three months after Woodlea was crowned Victoria’s fastest selling community in the September 2015 quarter.
A joint venture between Mirvac and Victoria Investment and Properties (VIP), Woodlea has witnessed overwhelming success since its launch in March 2015, with online pre-registrations for the development’s latest land release reaching capacity in less than 30 seconds, and a total of 62 blocks sold by appointment over the weekend with only a handful still remaining.
The NLSP is undertaken by one of Australia’s largest independent property market analysts, Charter Keck Cramer, in conjunction with Research4, that monitors the performance of the nation’s major new house and land markets.
National Executive Director of Charter Keck Cramer Robert Papaleo said the western region of Melbourne had recorded another strong quarter of sales.
“We’ve seen an average of 549 sales per calendar month across Melbourne’s west for the December 2015 quarter," he said.
“Sales activity has consistently increased across the Western Region since 2012, however average lot prices have remained relatively stable at between $180,000 to $190,000.
“Demand has escalated significantly in line with the increase in supply from a number of new estates across the region that have offered a greater mix of lot types and prices."Woodlea Project Director Matthew Dean said the development’s recent sales success and continued demand from families was a result of the team’s strong commitment to creating and delivering one of the best masterplanned communities in Australia.

“To be witnessing these sorts of sales figures month after month, reinforces that customers are attracted to the diverse housing options and block sizes available for them to build their dream home at Woodlea," he said.
“Woodlea is not like any other development - we really are going above and beyond to deliver the highest quality amenities for families, including a choice of private and public schools that aim to give children the opportunity to have the best possible start in life.
“We are committed to delivering a number of key facilities up front in the development and we are proud to report that by the time our first residents move in, they will already be able to utilise the benefits of a fully-functioning park and café, with a pharmacy and childcare facility opening shortly afterwards.
“We are also seeing families attracted to Woodlea for its prime location. Being just 29 kilometres from Melbourne, Woodlea residents can travel to the city in less than half an hour with ease via the nearby Rockbank train station."On completion, Woodlea will span 711 hectares and will be delivered over the next 12-15 years.
Woodlea will include a Local Town Centre that spans 5,700sqm which is anticipated to be delivered over the next four to five years and will feature a public square, supermarket and retail stores, bus interchange, professional services and office space.
Approximately 30 per cent of Woodlea is dedicated to open space including walking and cycling paths, playgrounds and environmental features such as the protected River Redgum woodland, wetlands and the Kororoit Creek corridor.
The Woodlea Sales and Information Centre, located at 1045 Leakes Road, Rockbank, is open daily from 10:00am to 5:00pm.
