Retail Centre Moves Ahead as Sunbury Prepares for Growth

A rapidly expanding satellite town to the north-west of Melbourne’s CBD is taking a step up as work gets under way on a Woolworths-anchored retail centre.

Developer Birchmore and its capital partner, IDA, are behind the 9250sq m East Village Sunbury retail centre on Lancefield Road, Sunbury, 38km north-west of the CBD. 

The 2.4ha site is part of the Kingsfield Estate and will have five buildings centred around a 263-bay carpark. 

There will also be undercroft parking for 175 cars.

Woolworths will be the anchor tenant of a full-line supermarket. Speciality stores, a food and beverage precinct, medical centre, swim school, town square and outdoor dining spaces are also included. 

Other tenants include KingSwim, Anytime Fitness and Priceline. The centre is 70 per cent pre-leased.

Genton Architects designed the plans for the centre and commercial contractor Mainbrace Construction will deliver the centre. Completion is expected in the fourth quarter of 2026. 

While the site is 2.4ha in size, the retail centre will cover 9250sq m across five buildings around a central car park.

Sunbury’s population is expected to grow by 165 per cent over the next two decades, according to Birchmore’s own market research. 

The Kingsfield community is part of Sunbury’s Lancefield Road Precinct Structure Plan, which predicts a need for 64,250 homes. The region now has 21,430 homes. 

“Sunbury is a growth area that we have a lot of confidence in—the fundamentals are strong, there’s a lot of residential development coming, and there’s a real opportunity to deliver high-quality, community-focused retail amenity that will support this growth,” Birchmore managing director Andrew Peters said. 

East Village Sunbury is expected to benefit from the 8500 daily vehicle trips on Lancefield Road.
