Queensland’s largest privately owned developer wants to pad out its pipeline north of Brisbane, revealing plans for a $27-million residential development at Murrumba Downs.
The announcement by Ausbuild comes on the heels of completion of its $12-million greenfield development at Bridgeman Downs, also on the northside.
The Murrumba Downs project, named Formosa, would comprise 32 residential lots ranging from 322sq m to 615sq m in the City of Moreton Bay.
The site, at the intersection of Twin Lakes Drive and Wellington Road is 23km north of the Brisbane CBD and near the Murrumba Downs train station, Living Faith Lutheran Primary School and North Lakes Shopping Centre.
Ausbuild executive manager of development Keith Cairns said the infill proposal capitalised on existing infrastructure.
The development woiuld offer house and land packages suitable for 322sq m and 615sq m lots.
Civil works are under way and the first homes are scheduled for completion later this year.
The development incorporates a pedestrian link between Wellington Road and Twin Lakes Drive.
At Bridgeman Downs, 15km from the CBD and in the City of Brisbane, Ausbuild has completed its Grevillea development of 17 home lots.
The developments join Ausbuild’s south-east Queensland portfolio that also includes Somerset at Park Ridge, The Sanctuary at Warner, Prominence at Pallara, Tranquillity at Taigum, and Montrose at Morayfield.
South-east Queensland councils are implementing broader regional growth strategies in a bid to accelerate housing delivery.
Moreton Bay region, which must accommodate 308,300 more residents and 125,800 additional homes by 2046 under the ShapingSEQ plan, is implementing significant planning changes, such as increased building heights and residential density.
The Murrumba Downs project is within this corridor, where infrastructure and planning reforms are reshaping the region’s housing landscape.
