Award-winning developer Omira Property Group is moving south of its Byron market to Ballina, which director Alasdair Baker says is a “sleeping giant of opportunity that’s just about to wake up”.
“It’s got so much on offer and we want to be an early mover,” Baker said of Ballina, which is about a 30-minute drive from the famous A-lister stomping ground.
Byron Bay experienced huge price growth during the pandemic and continues to enjoy an enviable position, despite a price correction washing through the market.
Omira is pushing ahead with a 14 three-bedroom villa project at 86-90 Norton Street, Ballina. The site is opposite a park and the foreshore of North Creek.
The developer is collaborating again with C2 Architecture, who helped to design the award-winning Asana at Byron, with interiors by Mon Palmer from Bare Cabo design studio.
“It’s about luxury meets low maintenance,” Baker said.
“Mon’s design is restrained and refined, with an organic colour palette that reflects the serenity of the sandy beaches.”
The design and aesthetic is modelled on Asana, with a warmer liveable luxury in mind.
Baker said Ballina was an untapped market and he believed there would be a deep market for this high-end style of development.
The town is home to about 50,000 residents and serves as a gateway to the northern rivers and north coast.
“I think once we go and get sales, other development will follow,” Baker said.
Pricing for Mana starts at $1.975 million, and Villa 14 has already been sold for $2.4 million.
A villa at Asana at Byron, which was bought off the plan, has recently been resold for a profit, which Baker said was “testament to the product”.
