Christian Sandstrom and Peter Harper of JLL
, together with Greg Norman’s company, Great White Shark Enterprises, will market the golf club and surrounding development land for sale via an international Expressions of Interest campaign.
Designed by Greg Norman, currently ranked 58th in Australia and considered the best on the Sunshine Coast, the 6,289 metre par 72 championship golf course is complemented by an extensive array of supporting facilities including an impressive club house, pro shop, restaurant & bar, driving range and practice areas.
“Pelican Waters was my first golf course on the Sunshine Coast and it remains a shining star in my Australia design portfolio.
“The course is thematically enhanced by the surrounding wetlands which offers a uniquely tranquil yet challenging golfing experience. ” Mr Norman said.
Mr Noman added that development opportunities of this calibre with quality in-place amenities are finite in Australia, especially on the Sunshine Coast.
Being situated on a substantial 160.1 hectare freehold site, there is also an adjoining 20 hectare parcel that is zoned to accommodate circa 250 mixed-use golf course and lake frontage lots, subject to council approval.
JLL’s Mr Harper said this market leading golf course offers a number of asset enhancement and trading upside opportunities, while the residential development component is of institutional quality.
“There is the opportunity to leverage off the asset’s existing facilities and reputation to create a leading resort-style master planned community.
“As such, we are expecting strong interest from both traditional golf course investors and large-scale developers across Australia and offshore,” Mr Harper said.
JLL’s Mr Sandstrom said these projects would further enhance the population, amenity and overall desirability of the Caloundra region within which the club and land are centrally located.
“This is an enormous positive for the residential development component and will also provide a significantly increased catchment for golf memberships and general demand,” Mr Sandstrom said.
