Linic Property Group is moving ahead with its five-storey project at Jindalee, north of Perth.
Work has now begun on the project at 65 Maritime Drive that comprises 43 apartments plus commercial space.
The 2716sq m site is 200m from the Indian Ocean foreshore and 35 minutes from Perth’s CBD by road.
The developement will comprise eight different apartment types from one-bedroom units to three-bedroom homes that are aimed at young professionals and families looking for beachside living, planning documents said.
Designed in a horseshoe shape to capture ocean views while reducing visual bulk, the building also has 73 parking spaces and a 205sq m ground-floor café.
Proekt Architecture director Vadim Boyko said the design was “underpinned on the notion that every unit should have some form of sea view and engagement with the coastal context” and that “every apartment will be naturally ventilated, and all residents have ease of access to the beach”.
The 43 apartments are distributed across five floors and comprise seven one-bedroom, one-bathroom units, 31 two-bedroom, two-bathroom apartments, five three-bedroom, two-bathroom units.
Communal amenities include ground-floor wellness areas, saunas and alfresco zones for residents.
Sustainability features include passive ventilation throughout all apartments, rooftop solar panels, and landscaping by KDLA covering nearly 14 per cent of the site.
Thomas Building is using environmentally sustainable construction methods throughout the project.
Interiors were designed by WA firm Sorgiovanni Interiors while Pinnacle Planning handled the development approval process, working with landscape architects KDLA, sustainability specialists NDY, and Lloyd George Acoustics.
The project won approval after extensive pre-lodgement discussions with the City of Wanneroo’s Design Review Panel.
Strong early sales demonstrate high demand for architect-designed beachside living options in the growing Jindalee precinct, and the project was approaching sellout, Linic Property Group sales associate Jason Kuriata told The Urban Developer.
Jindalee, and nearby Joondalup, are emerging as among the state’s hot property markets.
JLL senior director Sean Flynn described the Joondalup area as Perth’s satellite city where properties with long-term potential are attracting strong investor interest, with demand for quality residential projects along the coastal strip.
Carmel Group’s multi-stage masterplan at Joondalup, which includes medical facilities, NDIS apartments and a planned 20-storey student accommodation tower, is and example of the scale of investment flowing into Perth’s northern corridor.
