A Sydney-based developer has reworked plans for its Chatswood site, filing a 34-storey scheme to replace its approved tower.
The $107-million proposal by Develotek is now before the NSW Department of Planning, Housing and Infrastructure and on exhibition until August 10.
The developer’s plans for a 27-storey apartment tower of 89 apartments won concept approval in the Land and Environment Court in February on appeal after being rejected by the Willoughby City Council in 2023.
The 1810sq m site is next to the Chatswood Bowling Club and Chatswood Croquet Club at 691-699 Pacific Highway.
The Squillace-designed scheme comprises 101 apartments including 27 infill affordable homes, a two-storey podium and eight basement levels for 165 carparking spaces.
The podium would include retail on the ground floor, and a pool, spa, sauna, gym and barbecue area on the second.
The Mecone planning report said while the approved plans remained viable, they provided less affordable housing, which was “undesirable” given the site’s location.
“Existing large residential towers in Chatswood CBD have already established the area’s visual character,” the report said.
“The proposal aligns with the Chatswood CBD Strategy, allowing for increased development which will integrate with future developments, minimising local visual impact over time.”
The 34-storey tower would replace three lowrise residential properties 500m from the Chatswood Transport Interchange, and a similar distance from two major shopping centres.
That includes the 1990s-built Mandarin Centre, long earmarked for development by owners Capit.el Group and who had a 22-storey tower plan greenlit in 2020.
This month early stage plans were filed for a 46-storey tower of about 300 apartments, designed by the architects behind Dubai’s Burj Khalifa—Skidmore, Owings & Merrill—for the site.
The plans add to the growing number of tower proposals for the Chatswood CBD that in February totalled 2700 apartments under assessment, according to Willoughby City Council.
