Golden Age Group Breaks Ground on Box Hill SKY SQR

Construction has begun on developer Golden Age Group’s huge mixed-use Melbourne project at Box Hill.

Icon was announced as the contractor for the SKY SQR project, which will have a combined area of 72,000sq m when completed.

The site at 517-521 Station Street is 500m from the Box Hill Station, part of the Victorian Government’s $35-billion Suburban Rail Loop project.

Fender Katsalidis and Hong Kong-based Oval Partnership designed the plans.

The development will include a three-storey retail podium with a 12,000sq m food precinct and space for 120 carparking spaces within a basement level.

There will be another 562 spaces available in a nearby council purpose-built carpark.

“Over half of the retail podium’s expansive 12,000sq m have already been snapped up,” Golden Age Group chief investment officer Bing Chen said. 

There will also be a childcare space with CBRE having helped lease the space for 15 years to international childcare operator Kinderland Early Learning. 

Build-to-rent firm Local: Residential has partnered with Golden Age Group to take on the delivery and operation of 425 apartments across two 17-storey towers on top of the podium.

The towers will have 1180sq m of outdoor green space with an 80-seat co-working space, three private dining rooms, an indoor pool, exercise and wellness spaces, gaming and entertainment facilities, a pet wash and electric car share facilities. 

Apartments will be in a mix of one, two and three-bedrooms. 

Local Residential has paid $360 million to build the built-to-rent towers above Golden Age Group's Sky SQR retail and food and beverage podium in Box Hill.

Previous Golden Age Group projects include the Sky One project at Box Hill that has the Sky One Plaza under it. 

Other projects include Collins House, Victoria One and the Harrington Collection at The Rocks in Sydney. 

SKY SQR is expected to be completed by the end of 2025.
