Developer Keylin has been greenlit for a mixed residential development at Indooroopilly, in Brsbane’s inner-west.
Keylin’s project will comprise a mix of build-to-rent and build-to-sell homes, including affordable housing.
Plans for the 6337sq m site fronting Station Road also include retail and dining.
It will deliver 478 residential apartments across four buildings, including 388 build-to-rent apartments, of which 39 will be affordable and 44 allocated for short-term accommodation.
Private apartments totalling 46 units will be in a different building, with a mix of studio, one, two and three-bedroom units.
Designed by Jackson Teece, the four towers will rise from 15 to 20 storeys.
It will include a commercial-grade gym, spa and 20m recreation and lap pool with city views, and a ground-floor “cycle club”.
Forty-five per cent of the site will be given over to green spaces with deep planting, landscaping and rooftop gardens.
Keylin lodged the proposal in June, 2023 with the Brisbane City Council, who aapproved it this month.
Keylin managing director Louis Cheung said the developer received valuable feedback from the community and stakeholders.
“The revitalisation of this precinct will deliver a highly diverse, well-serviced community and provide much needed housing supply with retail, education, health, and commercial amenity at its doorstep along with multiple transport options,” he said in a media statement.
“Importantly, we are pleased to be delivering this project under Brisbane City Council planning objectives and the Brisbane Sustainable Growth Strategy for renewal planning, which encourages higher density in areas with access to public transport and services.”
The floodgates opened for build-to-rent over the past two years, with major projects planned by Sungard Property Group at Fortitude Valley, another play by City Developments in Toowong, and Lendlease’s plans for a 37-storey site.
