South of the border from one of Australia’s most robust luxury housing markets, a Gold Coast developer is pushing forward with plans for a luxury waterfront apartment development at Kingscliff.
AS Projects director Andrew Speirs told The Urban Developer this would be the first time in more than a decade that there would be a new development in this quiet pocket of the coastal town.
“It took four years to get the DA,” Speirs said.
There was a large fig on the neighbouring site that was constraining development opportunities, however, it fell over in a storm and Speirs was able to resubmit plans for the 1007sq m site at 15 Murphys Road.
“There’s already been a lot of interest in the project because it’s absolute beachfront. Murphys Road is the only road in Kingscliff that’s on the actual beachfront.
“Kingscliff is a great spot, it feels like another world but you are close to the airport and the Gold Coast.”
The project will comprise seven high-end luxury apartments across four levels, targeting the owner-occupier market, which Speirs says has pent-up demand thanks to the $1-billion expansion of the hospital precinct nearby.
Speirs said it would be the first luxury beachfront development since Soraya, which went to market about 15 years ago.
Local architecture firm Aspect Architecture drew up the plans for the project.
Speirs comes from good building stock. His grandfather built more than 100 homes across Isle of Capri and Paradise Waters, and developed a number of other projects across the Gold Coast.
Speirs launched AS Projects about two years ago after spearheading projects with Hutchies and Condev during the past 20 years.
“I’ve always been into construction and development,” he said.
AS Projects has a number of developments under way, including high-end villas at Sheraton Mirage and the Springwood Medical Centre, tapping both the residential and commercial sectors.
Speirs expects to break ground on DreamTime next year as developer and builder of the project.
