St Kilda Road Highrise Faces City Scrutiny

Bates Smart's design for Boulevard Properties' new apartment tower project on St Kilda Road in Melbourne.

The future of a Bates-Smart-designed highrise planned for one of Melbourne’s most prominent roads will be considered this week by the city.

The City of Melbourne’s planning committee is due on May 7 to make a decision on the residential project at 435-437 St Kilda Road.

Boulevard Properties’ apartment tower project was referred to the city’s Future Melbourne Committee by the Department of Transport and Planning. 

Planning officers have recommended that the committee support the application, pending conditions that include extending part of the lobby area and the removal of a porte cochere from the front.

The 18-storey tower plan comprises 77 apartments in a mix of two and three bedrooms.

There would be three basement levels with 184 car parking spaces, three motorcycle parking spaces and 92 bicycle storage spaces.

The project is estimated to cost $75 million.  Boulevard Properties is also listed as the owner of the 3027sq m site.

It has a 30.18m frontage onto St Kilda Road and a 100.58m frontage onto Slater Street.

The site backs onto Fawkner Park and is 800m from the new Anzac Station.

An eight-storey office building currently on the site would be demolished.

The proposed tower would have 28,776sq m of gross floor area, and a concierge, residential lounge and communal amenities on the ground floor. 

Final approval rests with the Victorian Department of Transport and Planning.
