Developer Tony Isaac is planning to put a bit of everything into a stepped 10-storey building in Greater Western Sydney.
The project, to be called Isaac Towers, or iT, would have a four-storey, 80-key hotel, function centre, two-storey childcare centre, retail outlets, cafe, gym and nine levels of office space.
It would replace a rounded two-storey office and warehouse on the 6621sq m site opposite Norwest Metro Station at 14-16 Brookhollow Avenue.
The application for the project in The Hills Shire is before the Sydney Central City Planning Panel, with a cost of works of $40 million.
Group GSA designed the project, which would have a 12,973sq m net leasable area, and include a sky gardens and public space by Vision Dynamics.
There would be a 6 and 10-storey built form with a shared three-storey atrium and basement parking.
“The Sydney Metro Northwest line opened in 2019, culminating in the regional centre of Chatswood to its east,” the application said.
“While Bella Vista and Showground precincts will concentrate on residential development, Norwest is intended as a business and enterprise area.
“The proposal is aligned with the desired character, enabling the area to grow into a fully fledged office precinct and focus on transit-oriented design principles, with a strong focus on being highly walkable and pedestrian focussed.”
Development along Brookhollow Avenue has ramped up with Mulpha Australia announcing it would build three towers of 13 to 21 storeys on two podiums on the station site in July.
Meanwhile, Merc Capital plans to convert a 132-room hotel, Norwest Rydges, into a private hospital.
