Pelligra and Primeland have teamed up again, this time for an $80-million joint-venture luxury apartment project in East Melbourne.
The Carr-designed project planned for 85-91 Albert Street comprises four storeys with 12 three-bedroom apartments and two four-bedroom penthouses.
The penthouses will have their own separate staircases leading to rooftop gardens.
The site is near the CBD with Fitzroy Gardens, Powlett Reserve, Treasury Gardens and Darling Square all within walking distance.
Two basement levels will have parking for 30 cars as well as electric vehicle charging stations plus wine cellars for each individual apartment.
A garden will occupy 36 per cent of the ground floor space.
Pelligra chairman Ross Pelligra said there had been just two owners of the site during the past few decades.
“This is such a great opportunity, being only the second owner of this land in over 20 years, and having the opportunity to create another high-end living masterpiece right on the edge of the CBD,” Pelligra said.
Primeland and Pelligra have previously worked together on a number of projects, most notably South Australia’s Lionsgate Business Park, 21km from the Adelaide CBD.
They have also worked on residential projects including Alpine at 5 Red Hill Terrace in Doncaster East and the Christopher Doyle-designed Olivia Brighton at 67-69 Wells Street in Brighton.
Primeland chairman Robert Brij said the East Melbourne proposal would complement the design and quality of the Olivia Brighton project.
“The vision for this project is to create a top-of-the-line luxury apartment experience that will become a landmark for East Melbourne,” Brij said.
Ross Pelligra’s Carlton Property Group also bought and refurbished the Crowne Plaza Melbourne Carlton hotel in 2021.
The project is scheduled for completion in early 2025.
