Mirvac has lodged subdivision plans to make way for the latest stages of its Glenmore Park project.
The plans, bolstered by Penrith Council’s rezoning of formerly rural land near the village of Mulgoa, mark the start of a major new housing development in outer Western Sydney.
The $52-million preparation works include public roads and infrastructure, taking into account demolition works, land remediation, civil works and landscaping for stages one and two of the project.
In the proposal lodged by Mirvac, the subdivision will make way for homes off Northern Road and Chain-O-Ponds Road.
The staged subdivision for the site, known as Glenmore Park Stage 3, will create 235 lots.
Penrith Council proposed changes to the planning controls in 2022 for a 206ha area of land to allow urban development.
The changes, implemented in June this year, convert the site from rural land to low and medium-density residential, as well as public recreation and infrastructure purposes.
Mirvac said that the 25 plots of released land, of which some is also owned by Vianello, will benefit from infrastructure upgrades associated with Western Sydney Airport and the delivery of the Western Sydney Airport Metro line.
Other tracts of land on the site are subject to future development applications.
If these future plans by Mirvac and Vianello are approved, the rezoning will allow 2300 homes to be built in the area.
Mirvac has been one of the most active major developers of the year, with its major Green Town Centre project moving forward, being made the preferred bidder for Melbourne's Treasury Square, and breaking ground on its $2-billion Harbourside development in Sydney.
