Plans have been lodged for a 10-storey mixed-use building in the Bayside suburb of Rockdale.
The development is proposed for four amalgamated lots at 594-600 Princes Highway.
Fuse Architects designed the plans for developer and Sydney businessman Chandru Tolani, owner of major assets in the city including Rydges Camperdown and the Macquarie Links International Golf Club.
The plans involve the demolition of an existing structure on the site to make way for the development, which is split between residential and a childcare facility.
There would be a ground-floor 96-place childcare facility below a residential tower of 91 units.
The $20-million development would offer a mix of 49 residential and 42 serviced apartments, with the majority two-bedrooms plus some one and three-bedroom units.
Levels 3 and 9 would have communal open space, and the building would be orientated towards the eastern and western boundaries to improve solar access.
The ground floor would also include a residential lobby plus three basement levels of carparking.
The site is in the heart of the Rockdale Town Centre and about 450m from the Rockdale Railway Station and Bus Interchange.
The area is in a period of change with large-scale redevelopment under way.
“Fragmented, single retail properties are in the process of being redeveloped for multi-storey mixed retail, commercial and residential purposes. A number of developments in the surrounding area have recently been completed and several more are under construction,” the application said.
The application said the development would increase the available housing stock and childcare spaces in the locality.
“The design philosophy of the proposal is to integrate an appropriate building form with strong architectural design into a highly visible site.”
