Queensland-based Roycorp has filed plans for a residential estate in the booming Moreton Bay region, north of Brisbane.
The proposal for the 17,270sq m site at Burpengary comprises 107 four-bedroom townhouses with ground floor garages and upper-level bedrooms.
Located west of the Bruce Highway, the project site is on the corner of New Settlement and Morgan road on land owned by the Trask Land Corporation.
Pedestrian connections to Morgan Road, 214 garaged resident parking spaces and seven visitor parking bays are also included in the plans.
The site neighbours the established Alkina Estate and has several recreation areas within walking distance, including the Alkina Park and the Alkina public dog park, and there are schools nearby also.
The townhouses site is 1.8km to the south-east of Burpengary Train Station and within 3km of a shopping centre and neighbourhood-community hub.
According to the town planning report submitted as part of the application now before the Moreton Bay council, the proposal “positively contributes to the supply a mix of housing types and densities in the area” and will “assist in accommodating growth within an existing residential area”.
“The proposed development provides residential uses consistent with medium-high density residential outcomes and will maintain the existing suburban characteristic,” the report said.
“The locality is quickly transitioning to urban residential development, including significant new development occurring along Callaghan Road to the south and approved development along Morgan Road.”
The population of Moreton Bay, one of the country’s fastest-growing regions according to Commonwealth statistics, is projected to grow from 480,000 to around 690,000 by 2041.
Under the Queensland Government’s South-East Queensland Regional Plan 2017, the region needs to deliver an additional 88,300 new homes by then.
Within the region, the new city of Waraba, formerly known as Caboolture West, was formed last year and is forecast to accommodate about 30,000 new homes within the next 40 years, attracting interest from developers including Noosa-based Lennium Group, AVID Property Group, Baycrown Property Group and Orchard Property Group.
In January, Cedar Woods Properties announced it would start construction of homes in the first stage of its 29ha Sage Burpengary masterplanned project, which aims to provide more than 300 homes.
Moreton Bay is the third largest local government area in Australia and is home to 94 suburbs.
