Panel to Assess Goodman Property’s Warehouse Project

The current warehouse structure at the site Goodman Property wants to redevelop four new warehouses on in eastern Sydney's Greenacre.

A Sydney planning panel will soon start to assess a key warehouse project application in Sydney’s eastern suburbs.

Developer Goodman Property has filed an application for a warehouse project at 41 Roberts Road in Greenacre, according to the Planning Panels register.

The project will cost an estimated $51 million to develop and will include four buildings with space for 14 tenancies.

Group GSA Architects designed the plans for the 47,689sq m site, also listed on council documents as the Chullora Distribution Centre.

At the first scheduled meeting on February 21, the Sydney Eastern City Planning Panel will be briefed on the nature of the project and what it involves.

It will then ask for any further information or reports of support that it requires from relevant organisations and stakeholders prior to making a determination.

The planning panel was triggered to be the relevant determining authority for the application as it was determined that the capital investment value was greater than $30 million.

Goodman’s project had an estimated capital investment value at the time of application of $46 million according to the planning panel records.

Existing warehouses on the site will be demolished as part of the project’s plans for redevelopment.

It will have a total gross floor area of 26,073sq m with a total warehouse area of 23, 409 square metres.

Each of the four buildings planned for the site will have ground floor and mezzanine level office space within 14 warehouse space tenancies. 

Office space will total 1038sq m on the ground floor and 1477sq m on the mezzanine level.

This is in keeping with Goodman’s plans to build up with their industrial spaces, creating several storeys.

There will be 26 bicycle storage spaces and 152 carparking spaces, the latter of which will include eight accessible spaces.

The project will be called the Chullora Distribution Centre and is within an area of 4.1 million people who have a total purchasing power of $243.2 billion and an online shopping spend of $1.4 billion, making it a key strategic site.

Goodman Property has developed industrial warehouses, parks and precincts across New South Wales, Victoria and Queensland.
